AN APPLICATION OF THE HEDONIC PRICING METHOD IN THE REAL STATE MARKET IN TWO URBAN ZONES OF WESTERN PARANÁ

This paper uses Lancaster's Theory of Attributes and Rosen's hedonic pricing method, from which it is possible to analyze the relative importance of a group of intrinsic attributes to the homes advertised for sale in the real estate market, according to an environmental asset in four non-contiguous urban regions. For this, multivariate statistics techniques is were used using the main components method, whose extracted factors allow identifying and comparing the relative importance of each one in the formation of real estate prices. The results showed that socioeconomic, environmental and location variables stood out in the increase of housing prices.
